Apartment Handover in Nairobi: What You Need to Know
It’s handover season in Nairobi! If you're expecting your unit soon, here’s what you need to know about the process.
1. Handover Notification & Payments
The handover process begins once the Occupation Certificate is released. Developers will notify unit owners, who must clear all remaining balances before proceeding.
2. Unit Inspection
After payment, visit your unit to inspect key areas like paintwork, flooring, doors, and locks. Note any defects and inform the developer for improvements.
3. Defect Liability Period
A 6-month defect liability period covers repairs at the developer’s cost. However, this period starts once the architect issues the Practical Completion Certificate, which may be before handover—so confirm with your developer.
4. Closing Costs & Utility Bills
Before taking possession, clear essential fees:
- 4% Stamp Duty
- 1% Legal Fee
- Utility bills (advanced service fee, electricity & water meter installation, etc.)
5. Official Handover & Moving In
Once payments are settled and any necessary improvements are completed, sign the handover document to receive your keys, access card, and electricity card. You can then move in or rent out your unit while awaiting the sectional titles.
